ThermaCast Pricing Ranges
Per-square-metre costs vary based on the level of specification and complexity. Here are our three typical build tiers.

Standard Concrete Home
$3,200 – $4,000/m²
A well-specified family home using ThermaCast walls with standard interior finishes. Includes concrete slab, ThermaCast wall system, standard roof, and mid-range kitchen and bathroom fitout.

Architectural / Custom Build
$5,200 – $7,000/m²
A bespoke architectural home with complex geometry, cantilevers, large spans, or challenging site conditions. Price reflects the additional engineering, formwork complexity, and specialist finishes.

What Affects the Cost?
Site Conditions
Sloping sites, poor ground conditions, or remote locations increase foundation and access costs. A flat site with good bearing capacity in an urban area will be the most cost-effective to build on.
Design Complexity
Simple rectangular floor plans with standard wall heights are the most efficient to form and pour. Complex shapes, multiple levels, and large cantilevers require more formwork, steel, and engineering time.
Specifications & Finishes
The concrete shell is a fixed cost. The biggest variable in total build cost is typically the interior finish level — kitchen, bathrooms, joinery, flooring, and fixtures can vary enormously.
Location
Building costs vary by region. Auckland and Queenstown tend to have higher labour and compliance costs than Waikato or Bay of Plenty. Remote or rural sites may attract additional transport charges.
Council & Compliance
Resource consent, building consent, development contributions, and connection fees vary by council. These are typically $30,000 – $80,000+ depending on the district and complexity of the project.
Timing & Market Conditions
Construction costs are influenced by material availability, labour demand, and broader market conditions. Current 2026 pricing reflects a stabilised market following the post-COVID adjustment period.
